Kaprun – Heart of the Alps.
Kaprun lies in Austria's Salzburg region, right at the foot of the Kitzsteinhorn and in the heart of the Zell am See – Kaprun holiday region. The glacier makes it snow-sure like few other places: on the Kitzsteinhorn the ski season runs from October to the end of May — eight months, with the valley station just 8 minutes away by car.
The family ski mountain Maiskogel begins practically behind the house. In good snow conditions you can ski right down to the front door, and the nearest lift is only 4 minutes away. Via the 3K K-onnection you carry on from the Maiskogel straight up to the Kitzsteinhorn without moving the car. The Schmittenhöhe in Zell am See is about ten minutes away.
In summer, Lake Zell takes centre stage: swimming, sailing, wing-foiling, stand-up paddling or a trip on the pleasure boat. All around begins the Hohe Tauern National Park — the Sigmund Thun Gorge is close by (a 10-minute walk), along with the high-mountain reservoirs, the Krimml Waterfalls and the Großglockner High Alpine Road, all within a day trip. The Zell am See golf course is very close, too — just 9 minutes away by car. And when the weather doesn't play along, the Tauern Spa offers adventure and relaxation in warm water.
Right in the middle sits the Ferienhaus Kollinger: two floors with so much space that families and groups never get in each other's way — four bedrooms (two with a balcony), two bathrooms, a spacious living room, perfect for 8 people, up to 10 possible.

"Such an enjoyable location! One morning we left our laundry drying outside — it suddenly started raining and we feared the worst. When we came back the host had „saved" it for us in a sheltered spot. Lovely garden tour with the kids, great recommendations on what to do, very easy WhatsApp communication. Large bedrooms, fully stocked kitchen, even BBQ wood and coal provided. Highly recommended!"
